The first question almost every homeowner asks is: “How much will my house cost?” The standard method in Vietnam is converted construction area × unit price per m² of the chosen package.
1. Converted construction area
Each element is multiplied by a coefficient relative to floor area:
| Element | Typical coefficient |
|---|---|
| Pad footing | 30% of ground-floor area |
| Pile foundation (excl. piling) | 40% |
| Strip footing | 50% |
| Ground and upper floors | 100% |
| Open roof terrace | 50% |
| Reinforced-concrete roof | 50% |
| Metal-sheet roof | 30% |
| Tiled roof on steel truss | 70% |
| Basement | 150% |
Example: a 5×20 m, three-storey townhouse with piles and a concrete roof:
- Foundation: 100 m² × 40% = 40 m²
- Three floors: 100 m² × 3 = 300 m²
- Roof: 100 m² × 50% = 50 m²
- Total: 390 m²
2. Multiply by the package rate
At the Turnkey Premium rate of 6,300,000 – 8,300,000 VND/m², the estimate is roughly 2.46 – 3.24 billion VND, depending on the finishes and amenities chosen. Try it with the GVG cost estimator.
3. What changes the final cost
- Site access: narrow alleys, soft ground needing reinforcement
- Architectural style: neoclassical detailing adds labour
- Finishes and fixtures selected
- Market prices of steel and cement
